Market Insight · Statistics April 2026

Tourism Growth Continues to Drive Aruba's Real Estate Market

The latest figures released by the Aruba Tourism Authority (ATA) paint a very positive picture for Aruba's economy and, by extension, its real estate market. In April 2026 Aruba welcomed 141,135 stayover visitors, generating 904,978 stayover nights — an average stay of 6.4 nights, proof that visitors spend a full week enjoying the island.

April 2026 arrivals by region โ€” North America 77.1%, South America 16.8%, Europe 4.2%

Market distribution: North America 77.1% · South America 16.8% · Europe 4.2% · other regions 2.0%. North America continues to dominate, while South America showed particularly strong growth, driven largely by Argentina (+187.9% YTD arrivals). Visitor profile: Gen X 26.9% · Millennials 25.7% · Baby Boomers 23.4% · Gen Z 14.5% — a broad, stable visitor base across generations.

Aruba year-to-date snapshot April 2026 โ€” arrivals, nights and accommodation split

Year-to-date (January–April): 568,478 stayover arrivals (+9.6%) · 3,963,084 nights (+9.6%) · 7.0-night average stay · tourism credits AWG 5.554 billion (+6.5%) · average daily spend AWG 538.73 (+1.3%). Visitors are spending more while visitation keeps climbing — a healthy foundation for the island's economy and property market.

Where visitors stay is the number that matters most for investors: vacation rentals and alternative accommodations took 1,667,526 nights (42.1%) — the largest segment — ahead of timeshare (24.3%), European-plan hotels (22.1%) and all-inclusive resorts (11.5%). The growing preference for private villas, condominiums and apartments keeps reinforcing the rental case for well-located property.

Vacation rental performance (April): ~56% occupancy at an average daily rate of USD 310, with YTD revenue of USD 151.0 million against 138.4 million a year earlier — roughly +9.1% growth despite more inventory. Revenue growth continues to outpace many competing Caribbean destinations.

Caribbean benchmark: Aruba runs a deliberately small inventory (~6,000–7,000 listings vs the Dominican Republic's 61,000+, Puerto Rico's 25,000 and Jamaica's 18,000) yet commands the region's second-highest ADRs at USD 350–500+, behind only the Bahamas. Aruba competes through value, not volume — targeting higher-income travelers with safety, stability, repeat visitation, limited land supply and consistent year-round demand.

Final Thought

Record arrivals, longer stays, higher spending — and 42% of all visitor nights now spent in private accommodation. The numbers keep pointing the same way: demand for well-located Aruba property is structural, not seasonal. If you'd like to know what that means for a specific building or budget, we'll gladly walk you through it — honestly, and in your language.
