How to read these numbers

These are asking prices, not closed sales β€” Aruba has no public sold-price registry, which makes aggregated asking data the most reliable market signal available on the island. Two practical implications: first, negotiated discounts vary by segment, so treat medians as the market's opening position. Second, the mix shifts as developers release pre-construction phases, which can move medians without any underlying price change.

Planning a purchase? Budget an additional 6.5–8% in closing costs on top of any price here β€” the full breakdown is in our costs & taxes guide, and the step-by-step process is in how to buy a condo in Aruba.

Methodology

We scan the public listings of 14 Aruban real-estate agencies (1,001 listings this cycle), then exclude timeshares, land parcels and listings without a valid price. Statistics are computed on the remaining 726 residential for-sale listings. The same property listed by multiple agencies may appear more than once, consistent with how the public market presents itself. Data snapshot: July 2026. Frequently asked questions

What is the average asking price in Aruba right now?

As of July 2026, the median asking price across 726 residential listings is $612,100 β€” $527,613 for condos and apartments, $725,000 for houses and villas.

Where does this data come from?

We aggregate every public residential listing from 14 Aruban real-estate agencies (1001 listings in total this cycle), remove timeshares, land and invalid prices, and compute the statistics from the remaining 726 listings. The data refreshes with each scan.

Are these sale prices or asking prices?

Asking prices. Aruba has no public sold-price registry, so listing (asking) prices are the most reliable market signal available. Negotiated discounts vary by segment and market conditions.

Which real estate agencies operate in Aruba?

Aruba has no MLS; the market is served by independent local brokerages and international franchises, each publishing its own listings. This report aggregates 14 local agencies into one dataset of 726 residential listings, currently the widest published view of the Aruban market.

Should I buy a house or a condo in Aruba?

It depends on how you will use it. Across the 726 listings in this report, the median asking price is $527,613 for condos and apartments versus $725,000 for houses and villas. Condos dominate the beach corridors, come with HOA-managed maintenance and suit lock-and-leave vacation use and rental income; houses offer land and space but sit mostly inland and demand more upkeep.

Is Aruba real estate a good investment in 2026?

The published numbers describe steady demand: a median asking price of $612,100 across 726 listings, record tourism (141,135 stayover arrivals in April 2026, up 9.6% year to date), vacation rentals hosting 42% of visitor nights, and an active pre-construction pipeline. This report presents the data rather than forecasts; judge the trend against your own horizon and strategy.
