Where to Buy a Condo in Aruba

The most important decision when buying a condominium in Aruba isn't the building — it's the location. Here's an honest, area-by-area guide to help you choose right.

Choose the right area and you'll enjoy the lifestyle, rental potential and long-term value you're looking for. Choose the wrong one, and even the nicest condo may not meet your expectations. Whether you want a vacation home, an investment property, a retirement residence or a full-time home, understanding the differences between Aruba's main condominium markets is the first step toward the right decision.

In this guide

Eagle Beach — Aruba's premier beachfront address

Widely regarded as one of the Caribbean's finest beaches, Eagle Beach is Aruba's most prestigious low-rise condominium market. Wide white-sand beaches, a relaxed atmosphere and limited beachfront inventory help values stay consistently strong. Luxury developments such as Oceania Residences, LeVent, Azure Beach Residences and Atlantic 360 have established Eagle Beach as one of the island's most desirable residential locations.

Typical price: starting around US$650,000; most properties US$900,000 – US$3,500,000; luxury penthouses US$5,000,000+.

Best for: luxury buyers, beachfront living, retirees, high-end vacation homes and long-term appreciation.

Palm Beach — Aruba's investment capital

Palm Beach is the island's tourism and entertainment hub — home to the high-rise hotels, restaurants, shopping, casinos and nightlife, and consistently the busiest area for visitors. That makes it Aruba's strongest short-term rental market. Modern developments such as Blue Residences, Azure Residences and The Pearl are especially popular with investors seeking vacation-rental income.

Typical price: starting around US$450,000; most properties US$600,000 – US$1,800,000; luxury beachfront residences US$2,000,000+.

Best for: vacation rentals, investors, a walkable lifestyle, snowbirds and buyers who want resort amenities.

Noord — best overall value

Noord is Aruba's largest residential market and offers the widest selection of condominiums on the island. Just minutes from both Palm Beach and Eagle Beach, it lets buyers enjoy excellent accessibility without paying beachfront prices, combining modern developments, established communities and everyday convenience. Popular communities include Aruba Life Residences, Gold Coast, Palma Real and numerous boutique developments.

Typical price: starting around US$250,000; most properties US$350,000 – US$700,000; luxury residences US$1,000,000+.

Best for: first-time buyers, full-time residents, families, long-term rentals and buyers seeking value.

Malmok & Tierra del Sol — quiet luxury

On Aruba's northwest coast, Malmok, Tierra del Sol, Arashi and Esmeralda are among the island's most exclusive residential communities. Residents enjoy golf, ocean views, excellent snorkeling, quiet surroundings and luxury homes in low-density neighborhoods. Rental demand is lower than Palm Beach, but owner occupancy is significantly higher.

Typical price: starting around US$500,000; most properties US$700,000 – US$2,500,000; luxury villas US$5,000,000+.

Best for: luxury buyers, golf enthusiasts, retirees, quiet living and ocean views.

Oranjestad — modern urban living

Aruba's capital has seen significant residential growth in recent years. New condominium developments have transformed the downtown waterfront into an attractive option for buyers seeking walkability, marina views and easy access to restaurants, shopping and culture. Popular developments include Harbour House, Coral Shell, Casa Playa and several boutique waterfront residences.

Typical price: starting around US$250,000; most properties US$325,000 – US$900,000; luxury waterfront residences US$2,000,000+.

Best for: professionals, full-time residents, a walkable lifestyle, city living and marina access.

Savaneta & San Nicolas — authentic Aruba

The south coast offers a slower pace and a more authentic island experience. Savaneta, Aruba's former capital, is known for its waterfront restaurants, fishing culture and peaceful neighborhoods. San Nicolas has become Aruba's cultural district — colorful murals, local cafés, Baby Beach and significant government investment. It's farther from Palm Beach and Eagle Beach, but buyers generally get more space for their budget.

Typical price: starting around US$250,000; most properties US$325,000 – US$900,000; waterfront properties US$1,000,000+.

Best for: value-conscious buyers, retirees, a local lifestyle, long-term living and larger properties.

Beachfront vs walk-to-beach vs inland

One of the biggest pricing factors isn't the neighborhood — it's your distance from the beach.

Beachfront

Direct beach access, unobstructed ocean views and the highest vacation-rental potential — but also the highest purchase prices and HOA fees.

Walk-to-beach

Often the best balance of lifestyle and value. Many buyers find that a five-minute walk from the beach delivers nearly the same experience while saving hundreds of thousands of dollars.

Inland

The most space and value. Ideal for residents, families and buyers planning to spend real time on the island rather than using the property solely as a vacation rental.

Lease land vs property land

Another important consideration is land ownership. Some condominium developments are built on lease land, while others are on property land (freehold ownership). Lease land is common throughout Noord, Palm Beach, Eagle Beach, Gold Coast and Tierra del Sol, while many developments in Oranjestad and the south coast are on property land. Neither option is inherently better, but you should understand the difference — and its ground-fee and financing implications — before purchasing. Our buying-process guide covers what to check.

Rental demand

If generating rental income is your priority, location matters. Palm Beach remains Aruba's strongest short-term rental market thanks to its proximity to hotels, beaches, restaurants and nightlife. Eagle Beach commands premium nightly rates because of its limited beachfront inventory and international reputation. Noord benefits from both vacation-rental demand in beach-adjacent communities and steady long-term demand from residents and professionals. Oranjestad continues to grow as new waterfront developments attract business travelers and leisure visitors. The south coast generally appeals more to long-term residents than short-term renters.

Well-managed Aruba condominiums commonly target gross rental yields between roughly 4% and 8%, depending on occupancy, management costs, financing and operating expenses.

Getting around

One of Aruba's biggest advantages is its size — most destinations are 20–30 minutes apart. Approximate drive times:

  • Palm Beach → Eagle Beach: 5–10 minutes
  • Noord → Palm Beach: 5–10 minutes
  • Palm Beach → Oranjestad: 10–15 minutes
  • Airport → Palm Beach: 15–20 minutes
  • Airport → Eagle Beach: 10–15 minutes
  • Airport → Savaneta: 10–15 minutes
  • Palm Beach → Baby Beach: 35–40 minutes

Frequently asked questions

Where is the best place to buy a condo in Aruba?

There's no single best area — it depends on your goal. For rental income, Palm Beach leads; for beachfront prestige, Eagle Beach; for value and everyday living, Noord; for quiet luxury, Malmok and Tierra del Sol; for urban life, Oranjestad; and for authentic, spacious value, Savaneta and San Nicolas.

Where is the cheapest place to buy a condo in Aruba?

Inland Noord, Oranjestad and the south coast (Savaneta and San Nicolas) offer the best value, with realistic entry prices from around US$250,000 — well below beachfront pricing.

Which area has the best rental income in Aruba?

Palm Beach is Aruba's strongest short-term rental market thanks to its hotels, beaches, restaurants and nightlife. Eagle Beach commands premium nightly rates due to limited beachfront inventory. Well-managed condos commonly target gross yields of roughly 4% to 8%.

What's the difference between lease land and property land in Aruba?

Property land (freehold) means you own the land outright; lease land means the land is leased, usually long-term, with a periodic ground fee. Lease land is common in Noord, Palm Beach, Eagle Beach and Tierra del Sol, while many Oranjestad and south-coast developments are on property land. Neither is inherently better — confirm which applies before buying.

How far apart are Aruba's areas?

Aruba is small — most areas are 20–30 minutes apart. Palm Beach to Eagle Beach is 5–10 minutes, the airport to Palm Beach about 15–20 minutes, and Palm Beach to Baby Beach on the south coast about 35–40 minutes.

Is San Nicolas a good place to buy property in Aruba?

It depends on your strategy. Savaneta and San Nicolas are Aruba’s value corridor: prices sit well below the northwest resort areas, and the south coast offers a quieter, more local way of living. The trade-off is distance, with the main beach corridors 35 to 40 minutes away. Baby Beach anchors the far south, where Nanki Condos is the area’s main condo development.
